A quitclaim deed transfers whatever ownership interest the person signing it has in a property, with no promise that the interest is valid or that title is free of problems. It is commonly used between family members, in a divorce, or to clear up a name on title, but it offers a buyer no protection if the signer did not actually own a clear interest.
