A warranty deed transfers property with the seller's legal guarantee that they hold clear title and have the right to sell it, and that they will defend the buyer against any competing claim to the property. It is the standard deed used in most arm's-length home sales, because it gives the buyer real protection that a quitclaim deed does not.
